This inventory guarantees that the property you are going to rent is in agreement with the habitability and comfort standards determined by the decree of March 6th 1987: it also allows to justify the original state of the property on case of a dispute.

This inventory allows to quantify and work out the repairs due to potential degradations, according to art. 22 of the Law Mermaz 1989: “the deduction on deposits will thus be duly justified”.

The inventory established by both parts before receiving and giving out the keys, or failing that, by process server (hired by one part and paid half by the 2 parts) is attached to the contract. Without an inventory, the presumption established by article 1731 of the Civil Code cannot be put forward by the part which denounced the inventory.
