| Diagnosis of the energetic performance |

The Ministry
of Labour, Social Cohesion and Housing published on Friday
September 15th, 2006 together with the Ministry of Industry,
the decree which allows the diagnosis of the energetic performance
in properties.

This diagnosis, carried out by the experts
of CHASLES EXPERTISE will allow to identify the estimated
consumption of energy on properties to sell.
The reading of the diagnosis of the energetic performance
will be made easier thanks to an estimated cost in
euros together with the double
label below :
>>A label for the consumption of energy (as done
for electrodomestic appliances and cars)
>>Une éAnother one with the impact of this consumption on the greenhouse
effect.. |

This estimation of energy consumption
will be established on the basis of a diagnosis carried out
according to a method approved by the Ministry or on the basis
of the consumption of the last 3 years. Apart from this estimation,
the diagnosis will take into account the technical recommendations
which will help the owner to select the most appropriate repairs/improvements
to make energy savings. Of course, the actual consumption of the
property will depend directly on the conditions
of use and on the actual temperature of heating.
These estimates will not constitute a contractual
guarantee but they will allow an objective
comparison of the quality of the properties
and premises to sell.
This diagnosis has been made compulsory when
a property is to sell as from November 1rst,
2006. The potential buyer can
ask the seller to see the
documents on the energetic
performance , as soon as
the property becomes available
on the market.
This energy label will
also be required for new
housings and for houses
to rent as from July 1rst
2007.

The owners can also ask for such a diagnosis
of energetic performance to have a whole expertise of their
property and to benefit from advices on evergy savings.
